Cagayan de Oro will soon host another coming out party when its first-ever high-rise condominium building complex goes up late this year at the Pueblo de Oro Township, adding another landmark to an increasingly impressive skyline.

Volt Flores, Pueblo de Oro Development Corp. (PODC) Product Manager said the condominium has been dubbed as the "Twin Eco Towers" and will be situated just across the present Concentrix building in the Pueblo de Oro Business Park.

"Twin Eco Towers is conceived to be a 10-storey, 12,000 square meter mix residential and commercial space, which will also be the first green building complex in Mindanao designed with eco-friendly, sustainable features such as solar power panels, optimized power usage, and maximized natural lighting and ventilation," he added.

Euroasian Design & Eco-Development Corporation (Italpinas) and PODC signed the final agreement for Italpinas´ acquisition of the 1,125 square meter (sq.m.) property last March 10, 2009 at the PODC Corporate Headquarters in Makati City. Investment and Capital Corporation of the Philippines acted as arranger for the deal.

Flores, who also handles product development for PODC, said the Italian architectural firm ITAproject, an internationally awarded Italian company, which established a track record in "green" architecture and design, would design the Twin Eco Towers.


"The first floor is conceived to have about 750 sq.m. of commercial space, while the second floor would be let out as offices. About 100 units of one-bedroom, two-bedroom and studio type residential condominium units will be located from the 3rd to the 10th," Flores said. Project cost has been initially pegged at P200 Million.

Italpinas CEO Romolo Nati said that the final conceptual design will be ready this May and construction is expected to begin in the fourth quarter of 2009.

In addition to the Twin Eco Towers, PODC plans to start construction on a two story commercial building at Regatta Square by the last quarter of this year.

Flores said the planned edifice would have commercial spaces to let in the ground floor and mixed-use spaces suitable for medical/dental clinics, spas, and stores in the second floor. Also on the drawing board is a third PODC building along Masterson Avenue that is expected to rise by the end of the year.

Final Agreement of ItalPinas & ICCP in the Acquisition of Pueblo de Oro Property

ITPI (ITALPINAS “Euroasian Design & Eco-Development Corporation”) and ICCP (Investment and Capital Corporation of the Philippines) signed the final agreement of the propriety’s acquisition in “Pueblo de Oro Township” (Cagayan de Oro City) to develop the first green building condo in Mindanao Island (Philippines). The project will be designed by the Italian architectural firm ITAproject.

Mr. Jose P. Leviste, ITPI Chairman of the Board, Mr. Romolo Nati, ITPI President and CEO and Guillermo D. Luchangco Chairman of the board of ICCP (investment and capital corporation of the Philippines), finalized ITPI's acquisition of two lots in the Pueblo de Oro town ship, the future site of the 12,000 sq. m. Primavera Residences.

The area will be developed with a project of Primavera Residences, for a total of more than 12000 sqm of mix residential and commercial. The develop of the towers will be divided in 2 different phases. The realization of the project will start with tower A (North ) than it will be followed by the realization of tower B (South).

As the first eco-friendly building complex in Mindanao, the project will be a significant breakthrough project that reflects the characteristic progressiveness of Cagayan de Oro and of the companies involved in the real estate developmet. The condominium towers will also help decongest the increasingly crowded city.

The architectural design will incorporate a balance of the following priorities:

Green Standards: It will adhere to industry standards for eco-friendly, sustainable architecture in both active and passive ways, such as generating its own energy requirements, and minimizing power usage and maximizing natural ventilation, respectively.

Affordability: The modern green residential units will be offered at reasonable purchase prices.

Aesthetics: The Towers are envisioned as a beautiful city landmark. In this regard, Rome-based ITA Project office of architecture will design the buildings. The Italian company has won several international awards for architecture and design and it an established track record in green architecture

Design conceptualization will be ready in May, and construction is expected to begin at the end of 2009. Project completion is anticipated over two phases within three years (Tower A by the end of 2011, Tower B by year-end 2012).
